Faena New York - New York, New York
Spring 2025
Located within One High Line’s East Tower, by the High Line and Hudson River; 120 rooms & suites with breathtaking views; restaurant concept by Argentinian chef Francis Mallmann; 17,000-square-foot spa
PTF Take: We love a NYC newcomer! And think it will be great to have a luxury option in the Chelsea/High Line neighborhood.


One&Only Moonlight Basin - Big Sky, Montana
Expected Summer 2025
Year-round resort in Big Sky; comprised of 62 private homes, six resort buildings, including 73 guest rooms and suites, 19 guest cabins, and 8 private estates; direct mountain access via Gondola to Big Sky’s ski slopes and year-round adventures to Yellowstone
PTF Take: I love Montana, so I am excited to see another luxury offering coming to this beautiful state. I have quite a few clients highly anticipating this opening!


The Cooper - Charleston, SC
Fall 2025
Will be downtown Charleston’s only luxury waterfront hotel; 209 rooms & suites; private marina with boat experiences to come; four waterfront dining venues
PTF Take: The expansion and amount of money going into Charleston right now is something to watch, and Beemok Hospitality Collection is dedicated to making Charleston an “urban resort”.


The Vineta Hotel - Palm Beach, FL
Spring 2025
Oetker Collection’s first hotel in the US; located just two blocks off Worth Avenue; only 41 keys; top-to-bottom renovation by internationally acclaimed AD 100 interior designer Tino Zervudachi
PTF Take: Everything Oetker Collection turns to gold IMO, and in a buzzy scene like Palm Beach I think this will be the place to be!


White Elephant Aspen - Aspen, CO
Expected 2025
Located in Aspen’s West End; 54 rooms & suites; signature BMW program will offer complimentary courtesy cars; outdoor pool & complimentary bicycles in summer
PTF Take: During high season finding a room in Aspen can be tough at times so always down for more accommodations there! I am curious to see how a brand rooted in coastal destinations translates in Aspen, however with locations in Nantucket & Palm Beach, they definitely have the clientele for Aspen.
Mexico & Caribbean


Amanvari - Los Cabos, Mexico
Expected 2025
Located in Costa Palmas on Los Cabo’s East Cape, Amanvari will have 20 pavilions, 24 private residences, multiple dining venues, spa, and a sprawling beach
PTF Take: This area of Los Cabos has a lot in development, and I think Aman will help put it on the map even further. Love seeing the Aman style in this desert meets beach setting.


Rosewood Mandarina - Riviera Nayarait, Mexico
Opening April 2025
Located a less than 50-minute drive from Puerto Vallarta, the Mandarina development of Riviera Nayarit is a stunning oasis of expansive beaches, lagoons, rivers and mountains; each of Rosewood’s gorgeous suites will have its own plunge pool & large outdoor terrace
PTF Take: I personally love this area of Mexico, and when I saw the development of Rosewood occurring last year, it definitely made me intrigued as the location is just stunning.


Salterra, a Luxury Collection Hotel - Turks & Caicos
Opening March 2025
Located in South Caicos island; 100 rooms & suites; six restaurants; on more than 1 mile of natural beach adjoining a national park
PTF Take: This is just the second luxury resort to open in this part of Turks & Caicos, so I expect we will be seeing even more expansion throughout the islands beyond just Providenciales.
Central & South America


Four Seasons Cartagena - Cartagena, Colombia
Expected Mid 2025
Located on the edge of the old town; 131 rooms & suites; takes over existing structures dating back to the 1500s; rooftop pool; UMARI for spa & wellness
PTF Take: One of my favorite cities! The city is filled with a lot of cool boutique hotels, so this will bring more of an internationally recognized footprint.


Nekajui, a Ritz-Carlton Reserve - Guanacaste, Costa Rica
Recently opened
Located on Peninsula Papagayo; first Ritz-Carlton Reserve in South America; set on 1400 acres with 107 rooms & 36 residences including a few safari-style tents; will have a private beach club
PTF Take: We saw Nayara opening their tented camps be a HUGE hit, so I wish they had built more tents here! Nonetheless, looking forward to this resort.


Silversea Hotel - Puerto Williams, Chile
Expected late 2025
Silversea Cruise’s first hotel; meant to be a hotel to stay pre or post an Antarctica cruise; overlooking the Beagle Channel; 150 rooms
PTF Take: Anyone who knows me knows I am dying to go on an Antarctica cruise just so I can see penguins. Curious to see how a cruise company opening a hotel goes, but they do operate “hotels” at sea…
Europe


Airelles Venezia - Venice, Italy
Expected Autumn 2025
In its first opening outside of France, Airelles opens in Venice on the island of Giudecca comprised of 45 rooms and a 3-bedroom standalone villa.
PTF Take: I’ve loved each Airelles property I have seen/stayed at, so I am excited to see them expanding internationally! This brand truly exudes luxury.


Aman Rosa Alpina - Dolomites, Italy
Expected 2025
Originally opened in 1939, this family-owned hotel is now turning into an Aman in time for the 2026 Winter Olympics in the Dolomites!
PTF Take: This hotel has always been popular, but the Aman spin on it should elevate it even further. I have clients especially psyched for this one!


Château de la Commaraine—Burgundy, France
Expected late 2025
One of Burgundy’s most iconic estates dating back to 1112 is being reimagined into a 5 star hotel; located in Pommard just 2.5km from Beaune, Château de la Commaraine will have 37 rooms, two restaurants, a spa, pool, and a winery on-site.
PTF Take: I may be biased considering Burgundy produces some of my favorite wine in the world, but the travel scene in that region right now is hot, hot, hot! When I attended DUCO France in November, there was a lot of buzz around this region — looking forward to this one!


Collegio Alla Querce, Auberge Resorts Collection—Florence, Italy
Opening March 2025
Auberge opens their Florence retreat overlooking the city & Tuscan hills with 83 rooms, two restaurants, outdoor pool, spa and an original chapel and theater
PTF Take: Ahh my favorite city Florence! There are such lovely hotel options in this city, but I think this will add another great option for those looking to not be directly in the city but instead have an oasis away from the busy-ness!


Maison Barrière Vendôme - Paris, France
Recently opened in Jan 2025
Barrière’s new boutique Paris address opens near Place Vendôme with 26 rooms, suites, and apartments inspired by 26 iconic women
PTF Take: I just stayed at Barrière’s Fouquet’s in Paris for the first time this past November, and I was extremely impressed by the service and everything this brand is doing. Love having a boutique, even more high end option now and in a different neighborhood in Paris (also obsessed with the focus on famous women!)


Mandarin Oriental Punta Negra - Mallorca, Spain
Expected 2025
On the Costa d’en Blanes in the southwest of the island (10 min from Palma); 131 rooms & suites including 9 waterfront bungalows; signature Mandarin Oriental spa treatments with a special emphasis on programs surrounding Mallorca’s beauty
PTF Take: With the opening of Four Seasons Mallorca and now Mandarin Oriental, I think Mallorca is going to get even more buzz. This island is one of my favorites and does not have a ton of true luxury offerings (even for being such a big island), so I am all for it!


Six Senses Lisbon - Lisbon, Portugal
Expected 2025
Converted 17th-century Palácio Lavra and Palácio de Pedrosas; 114 rooms & suites; rooftop terrace with views over the city; 1,000 square-meter Six Senses Spa
PTF Take: Portugal is hot, hot, hot, so it is great to have another luxury offering in this dynamic city!

Masiya’s Camp at Royal Malewane - Greater Kruger, South Africa
Opening April 2025
Located in Thornybush Reserve in Kruger; the first luxury tented camp in South Africa; 6 luxury tented suites, each with a private deck & plunge pool; custom design by owner Liz Biden (think eclectic and colorful!)
PTF Take: I stayed on the Royal Malewane property last March, and I think this luxury tented camp is a great addition to what is already a stellar lineup of properties in Kruger.


Spier Hotel - Stellenbosch, South Africa
Expected Early 2025
Reopening since they closed in March 2024; wine farm dates back to 1692; on-property farm & winery; gardens are home to 39k reintroduced fynbos plants
PTF Take: Simply just take me back to the South African winelands — the best.


Voaara Madagascar - Madagascar
Recently opened
Spread over 100 acres of beachfront and jungle in Sainte-Marie; 7 bungalows & 3-bedroom villa; cluster of buildings meant to resemble a Madagascar village; indoor-outdoor living
PTF Take: I am dying to go to Madagascar but there is not much in the luxury space there, so yay!
Asia & Pacific


Capella Kyoto - Kyoto, Japan
Expected 2025
Located in the Miyagawa-chō district; 92 rooms; Japanese garden courtyard; curated cultural experiences with the Miyagawa Maiko Performance School
PTF Take: Loving see more from the Capella brand and more in Kyoto, especially given that the hype on Japan is not going anywhere!


NIHI Rote - Indonesia
Expected November 2025
Located on Rote Island in West Timor; 23 thatched roof villas with private pools; barefoot, unspoiled luxury; will offer a number of both land and sea activities
PTF Take: NIHI is my dream hotel (the only hotel I am saving for my honeymoon), so happy to see the expansion.


Regent Bali Canguu - Bali, Indonesia
Opened 2025
Located on a beachfront stretch of surfer’s paradise Canguu; 161 keys; culinary by Chef Andrew Walsh
PTF Take: I was blown away by my stay at Regent Phu Quoc and what they are doing with this brand. This is exciting for Bali and the expansion of this brand!


Rosewood Miyakojima - Miyako Island, Japan
Recently opened
First luxury island resort in Japan; 55 villas with private pools & sea views; on a secluded peninsula offering activities like snorkeling, deep-sea fishing & more
PTF Take: I’ve never really thought of Japan as a beach destination, but this will be a great add-on for those looking to explore Japan and end with something more relaxing.
